How can I make a booking?

a) Read this FAQ and Contract & Internal Regulation to understand all conditions
b) Browse through our website and select your preferences
c) Fill in our FORM with the appropriate information. Download your documents
d) Wait for our answer and proceed with the booking by signing Contract & Internal Regulation and sending the deposit
e) Schedule your check-in
f) Arrive, sign the contract, check your room and receive the keys
g) ENJOY!

 

What are the main conditions / rulings for any tenant?

All tenants are bind by the information included in the Contract and internal rules.

 

What happens to my deposit if I cancel my place?

In case of cancellation (less than 2 months to check in) or ‘no show’ you will not be refunded.

 

Can I extend/shorten my contract length?

All contracts can be changed if a warning is given within 60 days prior to the end of the contract date and according to availability.

 

Do you have on site staff?

Yes, maintenance , cleaning and “welcome” staff are available at specific times, announced at the buildings entrance billboard.

 

What about safety?

In the residence Martim Moniz, due to the significant number of hosts, we have CCTV video on site and controlled access. Both Martim Moniz and Ajuda are located in a very quiet and traditional neighbourhood.

 

What’s a typical flat like?

Typically, we provide the basics you need to live here: furniture, electricity and water (monthly allowance check Internal Regulation), fully equipped kitchens and bathrooms per flat. We also provide Wi-Fi.

 

Is there a laundry machine per flat?

In Martim Moniz, there is coin fed laundry station available 24/24 hours in the basement self-service laundry station. In Ajuda, there are 2 laundries available from 7am to 10pm, 3 min walk from the residence; also, the flats are equipped with external laundry lines.

 

Can I personalize or add features to my room?

We are flexible within reason to this matter mostly as long as you don’t punch holes in the wall or permanently damage the property.

 

Who is responsible for cleaning?

We provide basic cleaning services for the common areas (CORRIDORS/KITCHENS/BATHROOMS/STAIRCASES) and expect the tenants to take care of their own ROOMS and to maintain the GENERAL CONDITIONS (taking out the trash, dish washing, keeping things tidy and neat). Extra cleaning services can be provided by an agreed fee directly with the cleaning staff.

 

Can I bring a visit or have a guest to stay?

A visitor is someone that is allowed access by a tenant but does not stay overnight or uses the accommodation resources (kitchen equipment, showers, etc).

A guest is someone who is visiting and staying at LXPOD, using its resources.

We do not supervise visitors and you are free to bring whomever you want, as long as you respect your fellow flatmates and the general rules (noise, etc). As to guests, the flat main bills are included and as such you’re not expected to entertain guests. We are flexible to the point we authorize guests since we receive the request with a 48h prior notice and with the payment of an extra fee. No more than a guest per flat is authorized at the same time.

 

Where can I collect my post?

We will leave it at your flat, on your room door or downstairs at a general deposit.

 

What about Internet?

LxPod building has wireless internet available at all premises, subjected to the suppliers’ broadband availability, we are no liable for variation or defaults on the supply of this commodity (check our Contract).

 

What is the kitchen equipped with?

All apartments have equipped kitchens: fridge, freezer, microwave, gas or electric hob and the basic cutlery and pans/pots. Take note that there aren’t any ovens! Other extra equipment maybe present (toaster, water boiler, etc) but it depends on the use of the latest tenants since we only reequip the kitchens once a year (usually August).

 

Can I smoke?

NO, you are not allowed to smoke inside your room or on the common areas of LxPod property, only on balconies (specific rooms).

 

Is there parking available for residents?

No, there isn’t a private car park on site. Both LxPod residences are on route to main public transportations, so you don’t really need a car. In Ajuda, the public parking in the street is still free. In Martim Moniz, there is a public parking in the square.

 

Is there parking for bikes?

Not at the moment. However, in Martim Moniz, you are welcomed to leave them inside, in the basement, at your own risk, please do not block emergency exits.

 

Can I bring a pet?

Unfortunately, pets are not permitted.

 

Is linen provided in the bedroom?

Bed linen is provided for free in Ajuda.
In Martim Moniz, it is supplied with the payment of an extra fee.
In both cases, the linen shall be returned washed and perfectly clean at the check-out.
